Knowing who and where to go is all-important. We consistently achieve results that exceed expectations and are proven to be well in line with markets.
In sales of land and buildings we work in the range of roughly £500,000 to £50m. We have tried and tested methods to go to market with established and emerging contacts although we concentrate on market intelligence and do not always believe in a need to openly expose property in order to achieve the best price, as each situation will dictate the route.
On land and development projects we are in constant touch with the existing and the emerging developers in the region and understand their requirements which are always evolving to meet new targets and ideas. Our understanding of the markets allows us to generate strong competitive bidding environments. Our approach is combined with the assessment of emerging market data which is essential to good advice and we have a sufficient pipeline of transactions and professional consultancy instructions to provide an accurate flow of data, in turn informing marketing strategy and client expectations.
We are experienced in acting for landowners in negotiating a sale contract which may be conditional on a trigger event, such as planning permission. We aim to align the interests of both the developer and the land owner in order to deliver the enhanced price. The production of a fair option for a developer to buy land must be judged against all the factors required to deliver the enhanced price. This should provide a landowner a risk-free route to seeing good returns provided the partner is credible and able – something we attempt to recommend at the outset.
